The Ridges vs. Ascaya: Comparing Las Vegas' Top Luxury Communities

Almost every serious luxury buyer I work with eventually asks me to compare The Ridges and Ascaya. Both sit at the top of the Las Vegas market, both are guard-gated, and both show up on every "best of Las Vegas" list. But they're built around different ideas of what luxury living should feel like, and the right choice usually comes down to lifestyle fit more than budget.

The Short Version

The Ridges is the established, move-in-ready choice inside Summerlin — polished, walkable to The Village shops and restaurants, and built around a mix of architectural styles from Tuscan to contemporary. Ascaya is the newer, more architecturally daring community on Black Mountain in Henderson — largely custom-build, modern in style, and defined by dramatic elevation and valley views.

If you want turnkey and social, lean toward The Ridges. If you want to build something singular and value privacy and view over walkability, Ascaya tends to win.

Location and Setting

The Ridges sits inside Summerlin, on the west side of the valley near Red Rock Canyon. It benefits from everything the broader master-planned community offers: established schools, retail, dining, and easy access to the 215 Beltway. It feels connected — you're minutes from daily errands and a short drive from the Strip.

Ascaya is carved into Black Mountain in Henderson, on the southeast side of the valley. The terrain itself is part of the appeal: dramatic grade changes and hillside lots that give many homes unobstructed views of the Strip skyline and the valley floor. It's a more removed, destination feel — you drive up into it rather than through it.

Architecture and Housing Stock

This is often the deciding factor for buyers. The Ridges has more architectural variety since it developed over a longer period — Tuscan, Mediterranean, transitional, and contemporary homes sit alongside each other, and a meaningful share of the inventory is resale, so move-in-ready options are common.

Ascaya is almost entirely custom and largely modern or contemporary in style, since the community was designed from the outset around name-recognized architects and strict design guidelines. Buyers who want a specific architectural vision — clean lines, walls of glass, indoor-outdoor flow built around a view — tend to gravitate here. The tradeoff is timeline: many Ascaya purchases involve buying a homesite and building, which means planning in years rather than months.

Views and Lots

Ascaya's biggest differentiator is topography. Many lots are terraced into the mountain, and the best of them deliver sweeping, largely unobstructed views of the Strip and the valley — the kind of view that's difficult to replicate anywhere else in Las Vegas. Lot sizes and privacy between homes also tend to be generous given the hillside layout.

The Ridges offers desirable views too, particularly of Red Rock Canyon's red sandstone formations from homes along the community's western edge, but the terrain is comparatively flat, so views are more a function of lot placement within the community than dramatic elevation.

Amenities and Day-to-Day Living

The Ridges benefits from proximity to The Village at The Ridges Golf Club and, more broadly, from being embedded in Summerlin — you're close to Downtown Summerlin's shopping and dining, top-rated schools, and an established network of medical, retail, and recreational amenities that developed over decades.

Ascaya is quieter and more insular by design. Its amenities center on the community itself — hiking trails, a clubhouse, and the natural setting — rather than a surrounding retail and dining ecosystem. Residents typically drive to Henderson's established centers or into the Strip for dining and shopping rather than walking to it.

Price and Buyer Profile

Both communities sit at the top of the Las Vegas market, and pricing in each varies enormously depending on lot, view, and whether a home is resale or new-build. Rather than quoting numbers that shift month to month, I'll say this: buyers considering either community should expect to compete for the best lots and homes, and should have financing (or proof of funds) fully in order before they start touring seriously.

In my experience, The Ridges tends to attract buyers who want an established luxury lifestyle now — relocating executives, second-home buyers, and families who want top schools and walkability alongside the address. Ascaya tends to attract buyers who see the home itself as a legacy project — often clients building a custom residence as a long-term family home, with the view and the architecture as the point.

Which One Is Right for You?

A few questions I ask clients weighing these two communities:

  • Do you want to move in this year, or are you open to a multi-year custom build? The Ridges has far more move-in-ready inventory; Ascaya often means building.
  • Is walkability to retail and dining a daily priority, or is privacy and view more important than convenience?
  • Do you have a strong architectural vision, or would you rather choose from established, finished homes?
  • How do you feel about the west side (Summerlin, near Red Rock) versus the southeast side (Henderson, near the mountain)? Commute patterns to work, family, or the airport can matter more than people expect.
